Saturday, January 07, 2006 Present: Mr. Jim Gross Mayor Mitch Suggs Russ Schenck Marilyn Dafler David & Karen Mays This meeting was open to the public and held at the Gross Lumber Company located in Carlisle, Ohio. Purpose of this meeting was to meet Mr. Jim Gross, owner of this company and the Sauer property located in West Alexandria on St. Rt. 35 West, to discuss future development of the Sauer property. Listed below are ideas and suggestions given during this meeting: Mr. Gross plans to sell lots to builders and stated he is not in the building business Possibility of extending Second Street onto Sauer property to divide retail / housing development, could place some housing facing Rt. 35 and place others on the backside Wants development to have good appearance Discussed possibility of having some apartments, duplexes to accommodate those that are single or wanting to downsize from current residence Discussed placing a buffer between retail and residential area Discussed lot size vs. square footage of house and Mr. Gross stated that square footage increases value of property not acreage Covenants were discussed: > Mr. Gross used covenants and recommended them > If have covenant then up to property owner to take care of any complaint they have and not developer > Can include in a covenant garage size up to 900 square feet (attached or unattached) and still allow for utility but sets boundaries for sheds, storage buildings on property > Can include type of fencing, i.e., not chain link galvanized unless color coated Lot standards: > 85-105 ft of frontage > Depth 130-135 feet - 1/3 acre > 10 ft house to side lot > 40 ft from back to curb > 30 ft from sidewalk Subdivision located in Carlisle > 1,800 sq ft minimal 1 story > 2,100 sq ft 2 story Suggested looking at Plan Unit Development and can allow for less set back Need to consider rear access - traffic behind - how to handle and if want more alleys Developing retail / housing: 7-10 acres each development After zoning determined, Mr. Gross's engineer would develop proposal Need to plan emergency access - check with school and see if they have plan for driveway Possible retail: dry cleaner, hardware, laundromat Discussed water/sewage plans and possibly only 20-30 houses could be built until approximately 3-5 years when water/sewage upgrades completed; Mr. Gross suggested might want to wail until closer to completing upgrades rather than starting to build homes and then not able to handle 50-60 building sites Building homes in price range of $200,000 is marketable in this area; we will need to sell this idea and not start at low end; first house built will be important in establishing development plan Get Mr. Gross complete copy of zoning ordinance Mr. Gross is to send us a sample copy of a covenant Respectfully submitted, Marilyn Dafler
